If you're considering purchasing in the next couple of months or
over the wintertime you should be aware of seasonal market variation in this
area. The majority of homes in Northern Colorado sell between March and
August and the market slows down significantly from September through February.
This means that as a buyer you can get a really good deal at this time.
Here are some reasons for seasonal market variation:
Coming into October it's holiday after holiday
after holiday through New Years. This means a lot of additional expenses,
time off work and scheduling conflicts.
Many people try to stay away from purchasing during this time. January and February tend to also be slow
because people are recovering financially from the holiday season.
When people start to get their tax returns back…the market
starts to pick up. People often use tax
refunds to supplement their down payments.
People list and tour homes more in the Springtime because
showings are easier and homes tend to show better. The grass is green, the flowers are blooming
and the temperature is more comfortable.
Additionally, for mountain properties showings can be difficult in the
winter and moving can be impossible.
Often, people with children don’t like to move them during the
school year, especially if it involves actually moving from one school to

motivated if they’re listing in the middle of the holidays. If you want to avoid the multiple offer rat
race that is Spring and Summer time buying, try the winter months and take
advantage of seasonal market variation.
