As promised this weeks’ blog will touch on current inventory levels for our area! Why is inventory important? Home Sales vs Available Homes is a great indicator of demand…or how competitive an area is. Six months of inventory is said to be a “balanced” market, anything less than six months is a seller’s market and anything more than six months is a buyer’s market. Here’s how the different cities in our area stack up:


Fort Collins:

227 Active Properties

187 Properties Under Contract

What does this mean to you? This means the market is HOT. We have extremely high demand and not enough inventory to supply it. It means if you’re looking for a home you need to be aggressive as homes are moving very quickly. Depending on area and price range you may find yourself in multiple offer situations, make sure you’re working with someone who is good in competitive offer situations and that you have your ducks in a row prior to getting out to look at homes or you may miss out on your dream home.
